The new 2,000-square-metre extension of the Dr Rose Private Hospital was realised on the fifth floor of the Roosevelt Office Building, neighbouring the Chain Bridge and overlooking the Danube. The turnkey construction works were undertaken by Market Építő Zrt. as general contractor. Reconstructing a floor previously used as office space resulted in an exceptionally complex and intensive project, which was intended to create a high-quality environment meeting the expectations of private healthcare.

The first phase of construction involved the complete demolition of two large office units: partition walls, suspended ceilings, raised floors, and substantial portions of the existing electrical and mechanical systems were removed – while certain elements were integrated into the new layout. The renovated area now houses two state-of-the-art operating theatres that meet all requirements, as well as the associated service rooms, 22 patient rooms with en-suite bathrooms, a lobby, a serving kitchen, storage rooms and office areas.

The interior evokes the ambience of a high-end hotel: wallpapered walls, designer suspended ceilings with tiered LED lighting, bespoke upholstered headboards, decorative panels with a high-gloss finish, comfortable armchairs and limestone-topped side tables all contribute to a sense of comfort. Bathrooms feature gold-mosaic tiling, glass-walled showers and gold-coloured fixtures, ensuring that every detail reflects premium quality.

One of the project’s greatest challenges was the extremely short completion period of five months, within which all demolition, structural, mechanical, electrical, interior and finishing works were carried out, along with commissioning, snagging and the occupancy procedure. A total of 81 containers – approximately 650 m³– of demolition material was removed manually. All works had to be performed in full compliance with the strict rules of an operational office building, which only permitted noise-free activities.

The construction figures are equally impressive: more than 12,000 m² of plasterboard panels, 15,000 linear metres of profiles, 22,000 metres of low-voltage and 7,000 metres of high-voltage cabling, 20 pallets of cold-applied floor tiles, and 22 rolls and 8 pallets of vinyl flooring were installed. The project required exemplary organisation, both from an engineering and a logistical standpoint.
