The S-PARK Shopping Park was completed in the eastern part of the Somogy county capital, by Market Építő Zrt., in a very short time of only 9 months. The development, a joint investment of SPAR Hungary and SES Hungary, has created a modern, environmentally friendly shopping park, which has significantly expanded Kaposvár’s commercial offer.
The complex, with a total useable floor area of more than 11,000 m², consists of two main units: one is a 6,600 m² building, which houses the INTERSPAR hypermarket and its operational areas, while the other, with a floor area of 4,400 m², houses specialty stores and smaller retail units. The buildings have been designed to SPAR’s new standards, with particular attention paid to transparent space organisation, enhancing the customer experience and the use of modern materials.
Sustainability has been a particular focus of the design. The building was designed with energy-efficient solutions: wooden roof panels, LED lighting, electric car chargers and the heat pump system installed in the INTERSPAR building also contributed to the environmentally friendly operation. The equipment, which uses ozone-friendly carbon dioxide refrigerant, can also recover waste heat.
The external environment also required major works: 22,000 m² of roads were asphalted, as many paving stones were laid and 15,000 m² of green areas were created. The plans also included a community recreation park and a modern playground in the courtyard between the buildings.
A special feature of the construction is that it was almost entirely carried out during the COVID-19 pandemic. The contractor team worked under strict health and safety standards adapted to the epidemic situation. During the works, an average of 180 people worked on site every day, reaching 280 during the peak period.
The S-PARK project in Kaposvár not only marked a major milestone in terms of architecture and construction, but also had a positive impact on the local economy, providing employment for more than 180 people during the operation of the shops.
