In May 2023, Panattoni handed over its first logistics centre in Hungary: Panattoni City Dock Törökbálint, located just 12 kilometres from Budapest. As part of the investment by one of Europe’s leading industrial real-estate developers, a state-of-the-art, sustainable logistics hub comprising four modern warehouse buildings was completed. The development was built to the highest environmental and energy efficiency standards and has been awarded a BREEAM Excellent rating.
The logistics complex, consisting of four buildings covering an area of 17,000 square metres, was built in just nine months by Market Építő Zrt. and Aston Construction Zrt. The Panattoni City Dock Törökbálint logistics centre offers so-called “last-mile” solutions, that is it supports the final, most critical stage of the delivery process: when goods are transported directly from the warehouse to the end user. This is one of the most sensitive and costly elements of the logistics chain, especially in the case of urban distribution. The centre is an ideal choice for companies that want to achieve fast, efficient delivery while striving to reduce operating costs and environmental impact. The first tenant, Pharma Pack, a manufacturer of pharmaceutical products, took possession of one of the buildings at the beginning of summer 2023, where it also set up a specially designed cold storage facility covering 3,000 square metres.
The project placed particular emphasis on sustainability. A considerable portion of the site is planted with trees and shrubs, irrigated by an automated system. Biodiversity is supported through the careful selection of wildflowers and other plant species, as well as by creating a landscape in harmonious dialogue with its surroundings. Environmentally conscious mobility is encouraged through electric-vehicle charging stations, car-sharing parking bays, and bicycle and scooter storage facilities. The buildings are equipped with water-saving sanitary fittings and taps, while intelligent energy-management systems ensure overall efficiency. The design also prioritised natural daylight: offices are fitted with large windows, and the acoustic conditions were developed in accordance with BREEAM guidelines.
