A defining feature of Buda’s skyline, the Körszálló –designed by György Szrogh and inaugurated in 1967 – is being brought to new life. The circular building, which once operated as a 280-room hotel, was one of the most characteristic examples of Hungarian modernist architecture for decades, but its hotel function became unviable over time. Recognising the building’s inherent potential, Market Asset Management Zrt. has embarked on a development that reinterprets the Körszálló, preserving its iconic form while offering premium, twenty-first-century residences and services.
Thanks to a partnership with Marriott International, the project is Hungary’s first branded residence development, which will be realised under the name Marriott Residences Budapest. This milestone collaboration combines Marriott’s world-class service culture with the architectural renewal executed by Market Építő Zrt., opening a new chapter in the domestic premium residential property market.
The reconstruction, which began in summer 2025 and is expected to be completed in the fourth quarter of 2027, places particular emphasis on safeguarding the architectural heritage of the Körszálló. The original massing, the radial column system, the pronounced exposed-concrete surfaces and the large southwest-facing glazed openings are all being retained, as is the building’s iconic ring-shaped façade. The design is undertaken by Középülettervező Zrt. (KÖZTI), the successor of the firm responsible for the original building. The interior design concept has been developed by Austrian studio BWM Designers & Architects, defined by modern, refined forms and the use of natural materials.
The development is carried out with a strong environmental focus: no gas service will be introduced to the building, with heating and cooling provided by ground probes and heat pumps, aiming to achieve an operation with near-zero carbon emissions. The building’s immediate surroundings are also being renewed: the former surface car park will be replaced by a public park, while parking is relocated to a newly constructed underground garage, topped by an active green roof.
The building will house 48 exclusive, panoramic apartments, ranging from studio units to spacious three-room homes. Floor-to-ceiling windows offer unparalleled views over central Budapest and the Buda Hills. Carefully selected materials, built-in furniture, mechanised kitchens and discreet smart home solutions all contribute to a premium living experience.
