The current development of the BILK logistics park took place in the 23rd district of Budapest, in the area bordered by Ócsai út, the Kelebia railway line, and the M0 motorway, with Market Építő Zrt. acting as the general contractor for the L2 building. The project comprises an 8,786 m² logistics hall, predominantly with a clear internal height of 12 metres, situated on the plot designated “L”.

Nearly 90% of the hall functions as a logistics warehouse, complemented by substantial social and office zones. At the main entrance on the south-western side, visitors are received at a reception area, from where a staircase leads to the upper floor, accommodating male and female changing rooms, washrooms, and a dining area for up to 20 people. On the south-eastern side, a separate entrance and waiting area for drivers have been provided, including sanitary facilities and the warehouse operations office. The upper floor also contains a meeting room divisible into three sections, administrative offices, ancillary rooms, server and mechanical rooms, as well as an archive, together with a large open-plan office for administrative staff and a smaller office area for the development engineering team.

The building consists of a single expansion unit, with a structural frame formed by precast reinforced concrete columns. The roof is finished with trapezoidal steel sheeting, while the external façades are constructed from micro-ribbed, PIR-core steel sandwich panels, laid horizontally with exposed fixings. Visual emphasis is given to the projecting band above the main entrance, where the yellow BILK logo stands out against the anthracite-grey cladding. Along the external perimeter of the hall, reinforced concrete dock shelters and ramp levellers have been installed to serve heavy truck loading operations.

During construction, Market Építő Zrt. implemented the project in accordance with BILK’s strict technological, logistical and safety requirements. The project also included the development of the surrounding infrastructure – roads, car parks and gateways – with Market also preparing all the necessary permits and construction documentation. The hall was built as a combination of functionality, modern industrial architecture and high construction standards, contributing to the dynamic development of the BILK logistics park.
